There are a number of factors which need to be taken in
to consideration when estimating what the building
construction costs are going to be for each project. Below
we will take a look at just a few of them.
1. How many corners will the construction have?
The shape of
the outside perimeter of the property being constructed is
very important. In most cases the more complex the shape of
the property then the more expensive it is going to be when
it comes to actually constructing it. Also if it has
additional floors can well increase the construction costs.
2. What is the total living area space of the property?
Quite simply a larger building is going to cost more to
construct than a smaller one. Yet when it comes to the cost
of construction in respect of the square footage then a
larger one is often cheaper than a smaller one.
Plus any additional space such as garages, or a basement or
attic or a porch to the front will need to be costed in
separately from the main property.
3. The quality of the home being built?
Generally if you are having a house constructed using only
the finest materials and the best labor then your building
construction costs will be much higher. Whilst those people
who decided to have their house built using what the
contractor recommends often discover that their construction
costs are much lower.
4. Where is the house being built?
If your house is located on a housing tract or in a suburban
location then the construction costs will be relatively less
compared to one which is being built in a remote location.
If it is being built in a remote location the construction
contractor will need to factor in additional costs for
transporting all the materials to the site as well as the
costs of transporting their labor staff to the site as well.
Certainly these are really the main factors which will need
to be considered when estimating the building construction
costs on a new property, but there are plenty of others that
will also need to be included as well. One of the other
major costs which will need to be factored into any building
construction costs for a new home is the cost of the land
where it is being built.
